Jaipur Metro Phase II has moved beyond discussion: the Union Cabinet approved the 41-kilometre Prahladpura–Todi Mod corridor in April 2026, and physical work began in July. That creates a real change in the city's long-term transport map—but it does not make every nearby property an automatic investment.
What is confirmed today
The approved north–south corridor is planned with 36 stations and an estimated project cost of ₹13,037.66 crore. It is intended to connect major employment and travel nodes including Sitapura, Jaipur International Airport, Tonk Road, SMS Hospital, Jaipur Junction, Vidyadhar Nagar and VKIA.
The first construction package covers roughly 12 kilometres between Prahladpura and Pinjrapole Gaushala. Piling work began at Sitapura in July 2026. These are meaningful milestones because approval, contract award and physical construction are different levels of certainty.
Why buyers are paying attention now
Transport infrastructure can make employment districts easier to reach and widen the practical housing search for commuters. Sitapura and VKIA are established work centres, while the airport, railway station and hospital corridor generate daily movement from many parts of Jaipur.
The opportunity is in identifying neighbourhoods where the metro improves an already useful location. A station cannot compensate for poor road access, unclear title, weak drainage or a project that does not meet your family's needs.
Do not pay for an opening date that is not confirmed
Construction has started, but the sources cited below do not confirm an operating date for the full corridor. Buyers should treat completion as a future benefit and judge affordability on present-day access.
Ask a seller to identify the proposed station and distance on an official alignment, not on a marketing map. Then visit during peak hours and test the journey you would make today.
A sensible way to act before the corridor matures
Shortlist properties on fundamentals first, then use future metro access as an additional advantage. If two options are otherwise comparable, a credible station catchment may become the deciding factor.
The cost of waiting is not guaranteed price appreciation. It is the possibility that well-located, legally clear options become harder to find once construction becomes more visible. That is a reason to research now—not a reason to skip verification.
The takeaway
Metro Phase II is a genuine infrastructure milestone. Buy for today's usability and verified paperwork; let the future line strengthen a sound decision rather than rescue a weak one.
